BankPDFtoXLS for mortgage applications

The short answer: Convert the months your lender asks for, download Excel, and sort the rows into income, regular payments and spending. Send your lender the PDFs exactly as your bank gave them, and use the sheet to read them first.

  • We check every running balance, so a missing or misread row shows.
  • We read the statements of most banks, scans included.
  • If you take a plan, you can cancel it any time.
Drop your statement here PDF up to 25 MB. Scans and photos saved as PDF, and password-protected PDFs, work too.

What three to six months of statements becomes

  • Income at a glance. Each salary or client payment is a row, so a missing or late month stands out.
  • Regular payments in one place. Loans, cards, car finance and subscriptions sort together by payee.
  • No surprises. You see a returned direct debit or a day in overdraft in the rows before an underwriter finds it.

How to read your statements before a lender does

  1. Download the months your lender or broker asks for from your bank as PDFs.
  2. Drop the first one in the box at the top of this page, and we show you its first page converted.
  3. Sign up to download it. You do not need a card: your free trial converts 15 pages, so you can check the result before you pay. Then take a plan, and upload the statements in your account one after another.
  4. Download Excel. Check any row the Ledger column marks break.
  5. Paste the months into one sheet and sort by description, so each payee's rows sit together.
  6. Add a Type column: income, committed, spending. Then total each type by month.
Month Income Committed Spending
April 3,250.00 -1,140.00 -1,385.20
May 3,250.00 -1,140.00 -1,512.65
June 3,250.00 -1,165.00 -1,298.40

Sample figures, not a real statement.

Lenders read statements in different ways. Your lender or broker can tell you what they look for, and what they want you to send.

Questions

Can I send the spreadsheet to the lender instead of the PDFs?

No. Send your lender the PDFs your bank gives you, as they are. Lenders and brokers check that statements are genuine, and a spreadsheet is not the statement. The sheet is for you to read, or for a broker who asks for one.

I am a broker. Can I convert a client's statements?

Yes, with your client's agreement. Take a plan and drop the statements into your account. Lite gives you 500 pages a month for $29 USD.

The PDF from my bank has a password.

Drop it in as it is. We ask for the password, use it once to open the PDF, and do not store it.

What happens to my statements?

We encrypt the PDF. Once the statement is in your account, we delete the PDF as soon as it is converted. We keep the spreadsheet for a while, then delete it too. If you drop a statement in and do not sign in, we delete it. No person reads statements you upload. Our privacy policy says what we keep, and for how long.
